CBRE is the company that will market the first office building in the Spanish market to be built entirely in wood, WittyWood.

The WittyWood building will consist of 4,100m² built, of which approximately 2,600m2 will be offices and the rest of the surface will be dedicated to complementary uses. The project, which will give way to a new office building concept, has an avant-garde design by the Ballarin & Grinyó architecture studio.
The use of wood as the only structural element is the differentiating point from the constructive angle of this property. This material offers a series of great advantages, such as its environmental impact. Engineered wood acts as a CO2 store, so that it considerably reduces the emissions that impact global warming. There is also less noise pollution. These features will allow the building to obtain the maximum LEED and WELL ratings.
It is important to emphasize the benefits of a wooden construction since this material is a renewable resource that helps protect us against climate change due to its absorption and fixation of atmospheric CO2 inside. In addition, its waste does not produce negative environmental impacts and among its many advantages, wood has healthy properties that absorb the electromagnetic radiation of mobile phones, televisions and computers and regulates the humidity inside.
The head of the CBRE Lab area, Julia Ayuso, explains that "for each company the excellent environment will be different, but we have verified that the economic return that the investment in healthy offices has is 49% for every euro invested in the first year, which means that investing in an excellent environment, it pays for itself in less than 2 years ".
The execution exclusively in WittyWood wood is planned to create a natural work environment focused on the well-being of the user. According to CBRE Lab, with this material an estimated increase in the productivity of the 14% is achieved, derived from the increase in the feeling of warmth and indoor environmental perception. Another benefit that will have a positive impact on the future tenants of this new wooden office is the significant reduction in stress levels since 66% of people prefer to work in a space made of this material than in a traditional one (data oc Lab) as it generates a greater sense of comfort, stimulates creativity and brings balance between body and mind with nature.

WittyWood, located at Carrer Llacuna 42, is in the process of receiving the building permit that allows its construction. It is estimated to be completed in July 2020.
